LEVI SPIRIT RESERVATION CONDITIONS

The following terms and conditions apply for bookings made by an individual, a private person, later referred as “The Client”, unless a special agreement has been made. Terms also apply to online reservations made through Levi Spirit web site.

Levi Spirit reserves the right to apply special terms and conditions that differ from these in case of public holidays, special events, seasonality or additional services requiring so.

Additional terms & conditions apply for group bookings.

MAKING A RESERVATION AND PAYMENT

At the time of booking a payers name (as well as main guests name, if different from payer), address, telephone number, arrival- and departure time and method of payment are required. Booking is considered binding once it has been confirmed by Levi Spirit.

Online bookings must be paid in full by credit card at the time of booking. Dividing online payments to instalments is not possible. Levi Spirit is not responsible for a failed booking. If The Client does not receive the booking confirmation and the receipt to the email address, which they have informed, they must contact our sales as soon as possible at info@levispirit.fi +358 300 870 715.

PAYMENTS ONLINE

In case The Client prefers to pay by Visa, Visa Electron MasterCard card or AMEX, acts Levi Spirit only as the marketer of services and products and delivers the products to buyers. Paytrail Oyj is responsible for reclamations. Paytrail Oyj acts as the seller in Visa, Visa Electron MasterCard and AMEX payments and the deal is made between The Client and Paytrail Oyj. The seller is responsible for all deal related obligations. Paytrail Oyj is also the payment recipient.

NET BANKS

Paytrail Oyj (FI2122839-7) provides net bank related payment transfer services in co-operation with Finnish banks and credit institutions. For consumer, the service works the same way as traditional web payments.

 

CANCELLING YOUR RESERVATION

Cancellations must always be done in writing by email to info@levispirit.fi

The Client has right to cancel the reservations subject to these terms:

•Levi Spirit charges The Client a 25,00€ cancellation fee, if the cancellation notification has been received 60 days, at the latest, before the start of the stay.

•Levi Spirit charges The Client 100% of the total accommodation price, if the cancellation notification has been received less than 60 days before the start of the stay.

Cancellation of activities, events at the lounge and private chef service is subject to specific terms.

Special condition of cancelling booking made for 20.12.2025-4.1.2026:

•Levi Spirit withhelds 20% of the total accommodation price as a non-refundable booking fee, if the cancellation notification has been received 90 days, at the latest, before the start of the stay

•Levi Spirit charges client 100% of the accommodation price, if the cancellation notification has been received less than 90 days before the start of the stay.

Cancellation of activities, events at the lounge and private chef service is subject to specific terms.

Levi Spirit is not responsible for any currency discrepancy.

A cancellation becomes valid immediately when Levi Spirit receives the information about the cancellation in writing. Should you want to change your booking, the new arrangements will constitute an entirely new booking. Leaving the invoice unpaid is not regarded as being a valid cancellation. It is highly recommended for The Client to have a valid travel insurance in case of sudden need to cancel the booking.

LEVI SPIRIT’S RIGHT TO CANCEL THE RESERVATION

Levi Spirit reserves the right to cancel the reservation in case of force majeure or other reasons out of Levi Spirit’s control such as fire and/or water damage in the reserved villa. In such a case Levi Spirit will notify The Client about the cancellation immediately and refund all money paid.

Levi Spirit also reserves the right to cancel reservation in case the payments are not received on time.

HANDING OUT THE KEYS

The key(s) to Levi Spirit villa will be handed to the guests upon their arrival to the Levi Spirit property by Levi Spirit staff in person. The guest is obliged to inform Levi Spirit the flight number and / or the estimated time of arrival of the guests either by phone or e-mail at the latest 24 h prior estimated time of guest arrival. In case the Guest loses the villa key(s) or fails to return them on the day of departure, Levi Spirit has the right to charge the cost of a replacement key (50,00€ / key).

LEVI SPIRIT VILLA ACCOMMODATION

The villa accommodation will normally be at guest’s disposal from 16:00 (4 pm) on the date of arrival till 11:00 (11am) on the date of departure. If an earlier check-in or later check-out time is required that needs to be agreed separately.

The price of the of the villa accommodation includes first set of linen, towels, bathrobes, kitchen utensils, tee / coffee making amenities, crockery, wood for fire places as well as final cleaning. Any other services will be charged separately.

Levi Spirit personnel will provide The Client with a quick overall presentation of the villa and give instructions on how to use lighting, sauna, jacuzzi, washing machine, internet connection, audiovisual and other electrical appliances in the villa.

PETS, BREAKAGE AND SMOKING

Pets are not allowed in Levi Spirit.

The Client is responsible of any damages to the apartment or its property happening during their stay. Customer must pay for all damages according to common practices. Smoking is strictly forbidden in our Villas! In case of smoking in the accommodation, Levi Spirit will charge a cleaning fee of minimum € 500.

The Client is bound to indemnify the Levi Spirit personnel for any damages of the villa or the movable property such as, but not limited to utilities, appliances, furniture, fittings and interior or exterior of the villa. Levi Spirit personnel will advise The Client upon their arrival to contact the personnel whenever they require instruction how to use the appliances in the villa.

ALCOHOL POLICY

The provisions on the production, import, sale, marketing and use of alcoholic beverages in Finland have been compiled in the Alcohol Act that entered into force in 2018. The Regional State Administrative Agencies supervise the retail sale and licensed serving of alcoholic beverages in their areas.

Levi Spirit Luxury Villas & Resort is licensed for selling alcoholic beverages in both, the individual Villas as well as at the Lounge building.

Therefore bringing and consuming of any alcoholic products purchased outside of Levi Spirit, is prohibited at the Levi Spirit villas as well as The Lounge, according to the Finnish legislation.

All alcohol consumed at the premises should be obtained through the sales of Levi Spirit. Standard alcohol service hours are from 09:00 AM to 01:30 AM. It is illigal to serve alcohol to visibly intoxicated clients or anyone causing a disturbance.

The villas each have a minibar type of set-up and room service available, where any items will be charged according to consumption at check out.

It is also possible to pre-order alcoholic products from the Levi Spirit drink menu to the villas.

Levi Spirit grocery shopping service can not be used for bying alcoholic beverages.

NOTIFICATION OF A TRAVELLER

Ministry of Economic Affairs and Employment requires that a provider of accommodation services must make a notification of a traveller who arrives in the accommodation establishment.

An accommodation business operator is responsible for completing passenger cards for passengers arriving at the place of accommodation.

The notification must include the following information:

  • the guest’s full name and Finnish personal identification number or, if unavailable, the date of birth and nationality
  • the full names and Finnish personal identification numbers of the guest’s spouse and minor children, or their dates of birth if the personal identification numbers are unavailable; the guest’s address; the country from which the guest is arriving in Finland; the guest’s travel document number;
  • the guest’s arrival date at the accommodation and
  • departure date, if known.

The Client must confirm the travel information in the notification with their signature. The spouse and minor children accompanying The Client do not need to sign the family’s collective travel notification separately.

THE NUMBER OF PERSONS

The number of persons staying at Levi Spirit villa should not exceed the villas capacity.

Additional guests staying at mobile homes, caravans or similar are not allowed within the Levi Spirit Resort area.

TERMINATION OF THE AGREEMENT BECAUSE OF DISTURBANCE OR DANGEROUS SITUATION OF BEHAVIOUR

If the guest despite of Levi Spirit personnel request does not stop causing disturbance / dangerous situations for his/her fellow neighbours and/or Levi Spirit personnel, Levi Spirit has the right to terminate the guest stay at the villa property. The guest will be liable for all expenses occurred.

COMPLAINTS AND ARBITRATION

Should The Client have any cause to complain about the reservation or state of the Levi Spirit villa accommodation they must immediately inform Levi Spirit personnel to allow swift remedial action. Should a problem remain unsolved during the whole stay of The Client, The Client should within one week of their departure contact Levi Spirit Sales Office for continued handling. Should Levi Spirit and The Client not be able to settle things to mutual satisfaction shall any dispute, controversy or claim arising out of or relating to this contract, or the breach, termination or validity thereof be finally settled by arbitration in accordance with the Arbitration Rules of the Central Chamber of Commerce of Finland and in Finnish district court.

Levi Spirit is not responsible for possible harm or expenses caused by the forces of nature, insects, wild animals or unexpected weather changes, construction works in neighbour building site, or problems caused by a third party like water-, electricity-, or TV network interruption.
